Scope
SCOPE: Offices on the Left and the Restrooms
- DIV 3:
- Demolish and patch concrete for underground plumbing from 5’ outside RR area.
- DIV 4:
- Masonry- CMU infill at old overhead door at new office area with new man door.
- DIV 5:
- Low wall support
- Relocate siding from existing building and cover new CMU in fill
- DIV 6:
- Wood in-wall blocking, wood cap at one low wall
- OSB to 4’ high on one side of new wall at Storage B
- DIV 7:
- insulation facing down. - Flash 5 roof penetrations.
- DIV 8:
- Door closures on two restroom doors and three office doors
- Push/pull hardware and kick plates on the restroom doors
- Doors are painted hollow metal & frames are metal knockdown
- Demolish overhead door and hardware from Storage ‘B’
- Relocate existing roll up door and hardware with the man door to Storage ‘B’ is by Trafford .
- New exterior painted HM frame & door with hardware at new CMU wall .
- DIV 9:
- Full height partition walls with batt insulation only at Storage B and wall separating offices from Storage A. All other walls to grid.
- Interior separating walls to be insulated to the grid
- Demising wall in Storage ‘B’ to be full height with batt insulation
- CMU furred walls over CMU do not include insulation.
- Armstrong Cortega # 769 ceiling tiles and standard grid
- Paint drywall, doors and frames.
- VCT and vinyl base in all rooms except at Janitor’s closet( only VB). Janitor’s closet exposed concrete. VB on wall in adjacent storage area.
- Minor wall patch at 3 existing workspace areas and paint walls.
- Knee wall with wood cap in workspace-2
- DIV 15:
- 3.5 ton electric(10 KW) heat pump unit with insulated ductwork and grilles/diffusers with plenum rated return. Outdoor condensing unit to be placed outside concrete loading dock next to new office area..
- Three (3) Modine High efficiency gas fired unit heaters 175,000 BTUs including new gas lines and venting
- Relocate two (2) existing gas fired unit heaters
- Test and balance- non certified.
- Two exhaust fans for the restrooms vented out side wall of building
- One exhaust fan for the Janitor’s Closet vented out side wall of building
- Modification of existing wet pipe fire suppression by eTEC Fire Protection.
- Sewer piping work to start 5’ outside the RR area.
- 30 gallon HWH on platform above jan. closet.
- DIV 16:
- Fire alarm devices to include 3 fire alarm horn/strobes in the work rooms and 3 strobes in the bathrooms. Tie into existing alarm panel.
- Electrical permit and engineering for City of Richmond
- New 200 Amp electrical service mounted on wall adjacent to fire service riser from the DVP CT cabinet on outbuilding including wire and equipment only. Conduit from outbuilding to be provided by Trafford.
- All concealed wiring to be MC, exposed wiring to be in EMT
- 100 amp sub panel off of new service in the new office area
- Connect OHD electric motor
- Electrical lighting & devices include:
- 12 new duplex outlets
- 16 new 4' Fluorescent parabolic fixtures and wall switches
- One 4' fluorescent strip in the Janitor’s closet
- Occupancy switch for the bathrooms and closet
- Exit & egress lights
- 16 Cat 5 Data lines back to data closet
- HVAC & HWH wiring
- Replace up to 30 existing 2 head egress lights with LED egress lights with battery back up throughout existing space

DIV 7:
- insulation facing down above new offices including the HALL
DIV 8: - Doors are painted hollow metal & frames are metal knockdown
- DIV 9:
- All partition walls with batt insulation to grid.
- Armstrong Cortega # 769 ceiling tiles and standard grid including at HALL
- Paint drywall, doors and frames.
- Carpet in four offices and VCT in HALL with vinyl base in all rooms . VCT on ramp.
- Minor wall patch and paint at existing wall.
- DIV 15:
- 3.5 ton electric(10 KW) heat pump unit with insulated ductwork and grilles/diffusers with plenum rated return. Outdoor condensing unit to be placed on concrete loading dock adjacent to new office area.
